Are you the owner OR are you thinking of becoming an owner of an investment property overseas?

Our company and our affiliate companies have many years experience as Property Managers. We perform many important functions, for YOU as an absentee owner. All these functions are designed to maintain your villa to the highest possible standard.

Management Contracts are designed for you, the property owner, and will meet with your needs whether your villa is to be your second home or a short-term rental investment property.

Listed below are things you need to know when owning property Overseas:


Licensing

If you wish your property to be let as a short term holiday home, there are certain regulations that need to be adhered to. As you can appreciate each countries rule & regulations vary. The rules & regulations of the country where you have or wish your dream home to be will be discussed on a one to one basis.

As a company Wannavilla feel safety is of the upmost importance to guests and owners alike. Each property will be inspected by our company or affiliates and will not be placed into management /rental programmes until the following are in place:

  • Fire Extinguisher
  • Double locking system on all exterior doors
  • Smoke alarms must be in all sleep areas and living areas
  • Signage displayed for guests use
  • Where a swimming pool is applicable - alarms fitted to door and windows leading to pool area (Florida properties which have child safety fences erected do not require alarms)

Taxes

Different countries and regions have specific laws regarding tax charged on rentals. Some countries/regions are exempt, others charge as Value Added Tax, whilst to others it is known as Tourist and Sales tax.

It sounds more complicated than it is.

WannaVilla and it's associates will work with you in determining, what if any of the above catorgories you fit in to.

Taxes are the responsibility of the property owner, but rest assured we at WannaVilla will provide all the help you may require to stay "legal" in the country of your dream home.

Insurance

All Owners of rental properties must have a current insurance policy in effect, a copy of which must be kept on file at our head office.

Monthly Accounting Statements

Each owner will receive an accounting statement of all monies received and all expenses incurred relating to their rental property. Our statements are sent out on a monthly basis, and fees due are requested at this time. Your monthly statement is a very important document for your year-end taxes. We will, however, furnish you with a year-end accounting statement.

Our Services

We offer to you, the property owner, a complete line of services to maintain and enhance your property, allowing you to receive maximum rental value. Licensed Professionals carried out services as listed. Naturally depending of your type of property, all services listed may not be applicable to you. Your management contract is tailored individually to suit you!


Services are:

  1. Pool Service
    Complete cleaning of the pool, pool traps, pump traps, and pump filters. The water is also chlorinated and PH balanced. Chemicals are included in your pool service fee. A filter change is required at approximately 12 months. Pool service is performed on a weekly basis and is billed in equal monthly payments.
     
  2. Lawn Services
    Lawn maintenance includes grass mowing, trimming of edges, and trimming shrubs where applicable. Fertilization will be carried out as and when necessary on instruction of the lawn company. This is normally once or twice per year. Lawn services are performed weekly in the growing season and less frequently during dormant periods. Lawn services are performed on a weekly basis and billed in equal monthly payments.
     
  3. Property Cleaning Services
    The complete cleaning of linens, towels, crockery and dishware follows the check out of a renter. The villa is thoroughly checked for damage and if necessary the renter is charged via their security deposit. The home is cleaned throughout for the arrival of the next guests. For stays of 7nights and above the owner of the property pays this charge. Stays less than 7 nights the cleaning of the villa is added to the renter's invoice.
     
  4. Pest Control
    Pests/bugs are part of life in hotter climates. In Florida the treatment of pests/bugs is vital. The villas interior and exterior are treated thus eliminating all types of insects. Homes are treated on a bi-monthly basis. The service is billed based on twelve equal payments.
     
  5. Maintenance
    Towels, linen and breakages to dishware are considered normal wear & tear in a vacation home. Items will be purchased on your behalf and billed on your next monthly statement. Scuff marks on walls, spots/stains on carpets and cleanliness of pool deck are also to be considered, but are only charged when absolutely necessary. If there is ever need for a major repair, you will be contacted.
